Repairs are one of the biggest sources of dissatisfaction for social housing tenants, making up nearly half of all complaints taken to the Housing Ombudsman last year.
This webinar focussed on your rights around repairs in social housing. We looked at what your landlord is legally responsible for, what “reasonable timescales” really mean, and how new rules like Awaab’s Law are changing expectations around serious hazards such as damp and mould. We also talked about what you can do when repairs don’t happen as they should, including complaints, escalation and where to get support.
Alongside the rights and rules, we heard from Sean Carr of Phoenix Community Housing, who shared examples of good practice — showing what works when repairs are done well, when tenants are listened to, and when landlords get it right. The session is practical, rights-focused and grounded in real experiences.
